El derecho urban\u00edstico es esencial. Los planes urban\u00edsticos.<\/strong><\/h2>\n<p>Los instrumentos de planeamiento urban\u00edstico predeterminan, en cierto modo, el estatuto del derecho de propiedad. Lo limitan y condicionan por esa intervenci\u00f3n p\u00fablica a la hora de determinar el r\u00e9gimen jur\u00eddico del suelo.<\/p>\n<p>Sencillamente, uno puede ser propietario de la m\u00e1s maravillosa de las fincas inimaginables en Fuerteventura y entiendes que en ese terreno puedes realizar una serie de acciones que dar\u00edan valor a tu propiedad como, implantar un camino de acceso de permita segregar y hacer varias casas o edificar un surf-camp o hacerte un Ch\u00e2teau, vamos, cualquier idea que pretendas.<\/p>\n<p>Igualmente, tienes el apartamento m\u00e1s maravilloso del mundo en Fuerteventura, y deseas hacer algunos cambios, cerrar la terraza, ampliaciones, cambios de usos, ponerlo en alquiler vacacional\u2026. Y cada isla\/municipio hace una interpretaci\u00f3n de las mismas o dispone de m\u00e1s o menos recursos para atender las necesidades que le plantean los ciudadanos. Unos t\u00e9cnicos insulares\/municipales consideran una cosa y otros otra, porque el Derecho Urban\u00edstico es una materia muy interpretable.<\/p>\n<p>Al hilo de la anterior reflexi\u00f3n, parece a todas luces necesario conocer, practicar y estudiar esta materia para que sus derechos de propiedad est\u00e9n legalmente asesorados y pueden obtener un rendimiento acorde a los intereses de cada cliente y que se ubique dentro de la legalidad.<\/p>\n<p>En muchas situaciones, los l\u00edmites del planeamiento se ven sobrepasados por actos administrativos que interpretan en forma desproporcionada o injusta ese planeamiento urban\u00edstico. Nos deniegan una licencia de edificaci\u00f3n o de segregaci\u00f3n o de cambio de uso o de ampliaci\u00f3n de terraza\u2026.., y\u00a0 creemos que ha sido injusto. En ese momento toca defenderse para exigir a la Administraci\u00f3n P\u00fablica que no limite o interprete las normas de una forma contraria a Derecho y respete los derechos que tenemos, ya que el planeamiento urban\u00edstico, si bien limita el contenido del derecho de propiedad, nos otorga muchos derechos a los ciudadanos, y \u00e9stos han de ser defendidos.<\/p>\n<h2><strong>Los nuevos planeamientos urban\u00edsticos en Fuerteventura.\u00a0 Necesidad de estar informado.<\/strong><\/h2>\n<p>Lo cierto es que cada cierto tiempo, en la isla de Fuerteventura se hace con mucho retraso, los planeamientos urban\u00edsticos se modifican, se revisan, se crean nuevos y se van adaptando a las nuevas leyes y a la realidad social. Es muy importante poder participar en la elaboraci\u00f3n de los mismos, conociendo el contenido de los cambios efectuados o bien proponer cambios al documento en aprobaci\u00f3n planteado.
