header_6_text_shadow_vertical_length=\u00bbheader_6_text_shadow_style,%91object Object%93&#8243; header_6_text_shadow_blur_strength=\u00bbheader_6_text_shadow_style,%91object Object%93&#8243; background_pattern_color=\u00bbrgba(0,0,0,0.2)\u00bb background_mask_color=\u00bb#ffffff\u00bb]<\/p>\n<p><span style=\"font-weight: 400;\">El Anteproyecto de Ley de Ordenaci\u00f3n Sostenible del uso tur\u00edstico de la vivienda en Canarias establece un \u201cconflicto\u201d entre las <\/span><i><span style=\"font-weight: 400;\">viviendas residenciales de uso permanente<\/span><\/i><span style=\"font-weight: 400;\"> y las <\/span><i><span style=\"font-weight: 400;\">viviendas vacacionales.<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">Se fundamenta, entre otras razones, que el n\u00famero de viviendas vacacionales est\u00e1n poniendo en peligro el derecho a una vivienda residencial permanente y de ah\u00ed que se establezcan unos l\u00edmites de planeamiento, porcentuales y otros.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En la realidad social de la norma y a la hora de fundamentar las razones para su aprobaci\u00f3n ya sea en el propio texto como en declaraciones a los medios, \u00fanicamente existen las viviendas que sirve de domicilio permanente y las viviendas vacacionales, olvidando que existen viviendas que, cumpliendo requisitos para ser definidas como tales, fueron promocionadas, adquiridas o utilizadas para ser segundas residencias de sus propietarios.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Nosotros creemos en el parque inmobiliario de Canarias existe esta tipolog\u00eda de vivienda (segunda residencia) que en modo alguno buscaba en su origen servir como residencia permanente de su propietario, sino servir a su ocio o al de sus amigos o incluso arrendarlo por temporada. Y as\u00ed muchas promociones por toda la isla, edificios, complejos y casas unifamiliares son propiedad de muchos canarios, majoreros y for\u00e1neos con esta finalidad.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Pretender considerar que esta realidad y este uso consolidado de vivienda de segunda residencia o de <\/span><i><span style=\"font-weight: 400;\">\u201ccasa en la costa\u201d<\/span><\/i><span style=\"font-weight: 400;\"> en la sociedad es inexistente y poco importante, exigir\u00eda un ejercicio imposible de ceguera, puesto que muchas edificaciones as\u00ed fueron concebidas, compradas y usadas consolidadamente en el tiempo.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Su existencia como realidad lo confirma la Agencia Tributaria al definirlas, al INE al estudiarlas y se menciona en la Ley de Vivienda Canaria.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Por tanto, parece a todas luces necesario que se incorpore al debate datos sobre la segunda residencia que es parte importante de la realidad que se pretende regular con la norma y que exige tenerla en cuenta.
