header_6_text_shadow_vertical_length=\u00bbheader_6_text_shadow_style,%91object Object%93&#8243; header_6_text_shadow_blur_strength=\u00bbheader_6_text_shadow_style,%91object Object%93&#8243; background_pattern_color=\u00bbrgba(0,0,0,0.2)\u00bb background_mask_color=\u00bb#ffffff\u00bb]<\/p>\n<h3><b>Algunas notas para el mercado inmobiliario.<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">La previsi\u00f3n de todos los grandes estudiosos del \u00e1mbito inmobiliario coincide en considerar que en el a\u00f1o 2025, se mantendr\u00e1 al alza el precio de la vivienda, si bien en un porcentaje algo menor que este 2024 en el que sobrepasamos el 8% de incremento medio.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Y ya en el total de Espa\u00f1a, los extranjeros suponen el 20% de las transacciones, que en Fuerteventura es a\u00fan m\u00e1s alto en torno al 50% en muchas localidades.<\/span><\/p>\n<p>\u00a0<\/p>\n<p><strong>Desde Fuerteventura vamos a afrontar una serie de retos en el mercado que resumimos de la siguiente manera;<\/strong><\/p>\n<h3><b>1. Escasez de Oferta y Acceso a la Vivienda<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Si bien desde el despacho asesoramos a las mayores promociones de la isla, todav\u00eda son escasos para atender el volumen de demanda que existe y que nos llega al despacho.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Tambi\u00e9n entendemos necesario que, sobre viviendas de promoci\u00f3n p\u00fablica o accesibles a un mercado tensionado, <strong>esperemos que se presenten proyectos al abrigo del Decreto 1\/2024 de emergencia habitacional de Canarias<\/strong> y sean efectivas sus medidas para atenuar el problema del acceso a la vivienda, pero desde promociones con un mayor n\u00famero de unidades m\u00e1s all\u00e1 de peque\u00f1os proyectos. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Estamos asesorando en algunas grandes ideas que esperamos puedan ver la luz pronto, ya que sirven a un bien jur\u00eddico (acceso a la vivienda) que est\u00e1 siendo maltratado por la inactividad del mercado y las administraciones p\u00fablicas.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">La responsabilidad de esta escasez es de las Administraciones P\u00fablicas y debemos ser \u00e1giles y efectivos en este tema, facilitando estas propuestas y permitiendo que los proyectos se autoricen con mayor rapidez.<\/span><\/p>\n<h3><b>2. Vivienda Vacacional<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Este asunto va a ser el mayor dolor de cabeza al que nos vamos a enfrentar con <strong>la nueva Ley que en estos momentos est\u00e1 en el Parlamento Canario para su debate<\/strong> y que se prev\u00e9, si todo va a ritmos normales, <strong>su aprobaci\u00f3n para Marzo-Abril de 2025.<\/strong><\/span><\/p>\n<p><span style=\"font-weight: 400;\">Como sab\u00e9is, la Ley ha sido objeto de un intenso debate p\u00fablico y las propuestas presentadas en la Ley son muy restrictivas y pueden suponer un cierre del mercado a nuevas propiedades para que sean gestionadas como Viviendas Vacacionales.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Somos conscientes de este riego y por ello seguimos reiterando que es interesante que se obtenga la pertinente licencia vacacional ahora que estamos en disponibilidad de obtenerla, ya que previsiblemente y en un futuro cercano, va a ser muy dif\u00edcil su obtenci\u00f3n.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Esperemos que del debate parlamentario se expongan todas las sensibilidades y no se castigue a la Vivienda Vacacional como la \u00fanica responsable del problema del acceso a la vivienda en Canarias y en especial, Fuerteventura.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Las nuevas propiedades van a tener m\u00e1s complicado su acceso. Estaremos muy atentos al texto final.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Somos conscientes de que se est\u00e1 penalizando a la segunda residencia, aquella que nunca fue destinada a servir de residencia permanente, asumiendo el papel de ser la que sufra la emergencia habitacional existente en Canarias, lo que es ciertamente desproporcionado. En Canarias muchas promociones y viviendas, sobre todo en el norte de la isla, nunca fueron concebidas ni destinadas a servir de vivienda permanente, por lo que no deber\u00eda ser la mayormente
