Nuevo Planeamiento.<\/b><\/h3>\n

Parece ser que en el Norte de la isla se est\u00e1n haciendo preparativos para un nuevo Plan General de Ordenaci\u00f3n Municipal<\/strong> que permita modernizar el antiguo y obsoleto planeamiento, y nos ofrezca una seguridad jur\u00eddica superior a la actual, ya que utilizamos planeamiento muy obsoleto y no adaptado a la legalidad actual. <\/span>De igual manera, el Plan Insular de Ordenaci\u00f3n de Fuerteventura<\/strong> va a ser revisado para el mismo fin. <\/span><\/p>\n

Estaremos por supuesto muy encima de todos estos documentos para poder asesorarles y obtener las l\u00f3gicas ventajas de estar correctamente informado en estos aspectos.<\/span><\/p>\n

El sistema legal en la isla est\u00e1 mejorando.\u00a0<\/b><\/h3>\n

Seguridad jur\u00eddica en Fuerteventura para adquirir\/invertir en una propiedad.<\/strong>
El sistema de propiedad en la isla es seguro, las instituciones est\u00e1n respondiendo a la necesaria llamada de los operadores inmobiliarios otorgando la necesaria seguridad jur\u00eddica que ha de inspirar cualquier actuaci\u00f3n inversora. Hemos visto que muchos de los impedimentos para poder invertir, ausencia de diligencia y celeridad a la hora de resolver las peticiones de los administrados (licencias de construcci\u00f3n, planeamiento, informaci\u00f3n registral y servicios notariales, actos fiscales) est\u00e1n siendo modernizados y se est\u00e1n resolviendo en forma m\u00e1s \u00e1gil y eficiente.\u00a0<\/p>\n

Queda mucho por mejorar pero estamos en una mejor l\u00ednea de trabajo. Se han vuelto a repetir ciertos obst\u00e1culos que hab\u00edan sido mejorados pero estamos seguros de su correcci\u00f3n.<\/span><\/p>\n

El Registro de la Propiedad en Fuerteventura.\u00a0<\/b><\/h3>\n

No podemos sino reiterar que el sistema del Registro de la Propiedad funciona a la perfecci\u00f3n, con unos registradores eficientes y profesionales, que aseguran que el tr\u00e1fico inmobiliario sea seguro y otorgue seguridad a la hora de invertir. Un gustazo trabajar con ellos. Felicidades a todos ellos y a sus equipos. Es un referente en Europa y supone una gran herramienta de seguridad jur\u00eddica.<\/span><\/p>\n

Es cierto que las novedades digitales y de geo-representaci\u00f3n de las propiedades est\u00e1 ayudando a evitar conflictos, si bien es igualmente cierto que algunos est\u00e1n utilizando esas herramientas legales para fines diferentes. <\/span><\/p>\n

Algunos peros.<\/b><\/h3>\n

Nos preocupa el marco jur\u00eddico, es decir, la seguridad jur\u00eddica y que existan tensiones pol\u00edticas. Necesitamos un marco legal seguro, que nos permita conocer la regulaci\u00f3n exacta y no tener que depender de nuevas leyes como las de Vivienda Vacacional o de modificaciones de la Ley de Arrendamientos Urbanos que sigan perjudicando al sector inmobiliario y legal en la isla.<\/span><\/p>\n

No podemos esconder que siempre faltan cosas y nunca es suficiente, pero s\u00ed al menos podemos observar una cierta tendencia de mejora, que esperemos no se quiebre y se mantenga y mejore en el tiempo.<\/span><\/p>\n
