P\u00e9nurie d&rsquo;offre et acc\u00e8s au logement<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Bien que nous conseillions les plus grands projets immobiliers de l&rsquo;\u00eele, l&rsquo;offre n&rsquo;est toujours pas suffisante pour r\u00e9pondre au volume de la demande qui nous parvient.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Nous pensons \u00e9galement qu&rsquo;il est n\u00e9cessaire, en termes de logements promus par les pouvoirs publics ou de logements accessibles \u00e0 un march\u00e9 en tension, <strong>d&rsquo;esp\u00e9rer que des projets seront pr\u00e9sent\u00e9s sous l&rsquo;\u00e9gide du d\u00e9cret 1\/2024 sur l&rsquo;urgence du logement aux \u00eeles Canaries<\/strong> et que ses mesures visant \u00e0 att\u00e9nuer le probl\u00e8me de l&rsquo;acc\u00e8s au logement seront efficaces, mais \u00e0 partir de d\u00e9veloppements avec un plus grand nombre d&rsquo;unit\u00e9s, au-del\u00e0 des petits projets. Nous conseillons de grandes id\u00e9es qui, nous l&rsquo;esp\u00e9rons, verront bient\u00f4t le jour, car elles servent un bien juridique (l&rsquo;acc\u00e8s au logement) qui est maltrait\u00e9 par l&rsquo;inactivit\u00e9 du march\u00e9 et des administrations publiques.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">La responsabilit\u00e9 de cette p\u00e9nurie incombe aux administrations publiques et nous devons \u00eatre agiles et efficaces dans ce domaine, en facilitant ces propositions et en permettant aux projets d&rsquo;\u00eatre autoris\u00e9s plus rapidement.<\/span><\/p>\n<h3><b>2. Logements de vacances<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Cette question sera le plus grand casse-t\u00eate auquel nous serons confront\u00e9s avec <strong>la nouvelle loi qui est actuellement d\u00e9battue au <\/strong><\/span><strong>Parlement Canarien<\/strong><span style=\"font-weight: 400;\"> et qui devrait, si tout se d\u00e9roule selon le rythme normal, \u00eatre approuv\u00e9e d&rsquo;ici mars-avril 2025.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Comme vous le savez, la loi a fait l&rsquo;objet d&rsquo;un d\u00e9bat public intense et les propositions pr\u00e9sent\u00e9es dans la loi sont tr\u00e8s restrictives et pourraient fermer le march\u00e9 \u00e0 de nouvelles propri\u00e9t\u00e9s \u00e0 g\u00e9rer comme des maisons de vacances.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Nous sommes conscients de ce risque et c&rsquo;est pourquoi nous continuons \u00e0 r\u00e9p\u00e9ter qu&rsquo;il est dans notre int\u00e9r\u00eat d&rsquo;obtenir la licence de vacances appropri\u00e9e maintenant que nous sommes en mesure de l&rsquo;obtenir, car il sera probablement tr\u00e8s difficile de l&rsquo;obtenir dans un avenir proche.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Esp\u00e9rons que le d\u00e9bat parlementaire fera ressortir toutes les sensibilit\u00e9s et que les maisons de vacances ne seront pas punies comme \u00e9tant les seules responsables du probl\u00e8me de l&rsquo;acc\u00e8s au logement dans les \u00eeles Canaries et en particulier \u00e0 Fuerteventura.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Les nouvelles propri\u00e9t\u00e9s auront un acc\u00e8s plus compliqu\u00e9.
