Will a new Holiday Rental Law come into force in June 2024?

Regarding the real estate market, the main issue for 2024 will be the potential and currently unknown cuts in holiday housing, announced by the Government of the Canary Islands, with a new holiday rental law expected to enter into force in June 2024.

These expected changes force us to be vigilant, as they might affect already acquired investments rights, very successful development models in different areas of the island, which could perhaps be harmed if this future legal intervention won’t be based on real arguments,  but on mere political posturing. 

Let us trust in sanity,  in the freedom to exploit activities  and in the freedom to do business. 

Are we ready for new ways of ownership in Fuerteventura?

We are sure that new concepts such as Flex-living, Co-living, Branding, Fractional Ownership, as we discussed in a previous blog New ways of ownership in Fuerteventura – Lajares Law Offices, will find their way to the island, and will be able to condition and mitigate the foreseeable interventionism of the Public Administrations. It is no less true that public administrations usually lag behind the trends of civil society, and even, as in the case of the Law on Access to Housing and the changes in the rental market, their impact has been negative in relation to the intended purpose.

What is the real cause of the lack of residential housing on the island?

As the civil society that we are, we do not share the conclusion reached by the Public Administrations that the lack of accessible housing on the island is caused by the existence of holiday homes. 

It seems to us to be simple and a mere repetition of the excuses given by public managers to avoid responsibility for the absence or ineffectiveness of their actions in this area. No, this issue is not the citizen’s fault. There are other causes.
