New Planning Initiatives.

In the north of the island, preparations are reportedly underway for a new General Urban Planning Plan that aims to modernize the outdated and obsolete current framework. This update seeks to provide greater legal security, as the existing planning is not aligned with current legislation. Similarly, Fuerteventura’s Island Spatial Plan will also be revised for the same purpose.

We will closely monitor these developments to provide timely advice and help our clients benefit from being well-informed about these important changes.

Fuerteventura’s property system is secure, with institutions responding to the needs of real estate operators by providing the legal certainty required to inspire investor confidence. Many of the barriers to investment—such as delays in processing construction permits, planning approvals, registry information, notarial services, and tax formalities—are being addressed with greater efficiency and modernization.

Although there is still room for improvement, the overall direction is positive. Some previously resolved issues have resurfaced, but we are confident they will be addressed.

While progress has been made, we remain concerned about political tensions and the potential instability of the legal framework. Fuerteventura needs a secure legal environment with clear, consistent regulations. Constant changes—such as new laws on vacation rentals or modifications to the Urban Lease Law—continue to disrupt the real estate and legal sectors on the island.

We acknowledge that challenges remain and that there is always room for improvement. However, we are encouraged by the current trend of progress and hope it will continue and improve over time.
