When buying in Fuerteventura, non-European citizens need to be aware of an additional step if the land is classified as “Rural Land.”

Areas such as Lajares, El Roque, Villaverde, and others fall under this category. Before the deed of sale can be signed, a military authorisation is required for non-EU buyers.

As well as for EU or non-EU-buyers, the property purchase process—including costs, taxes, and legal requirements—is straightforward. However, non EU-buyers need to understand that the military permit is a crucial element that must be handled before being able to complete the transaction.

The process requires a series of documents such as a valid criminal record certificate, details of the buyer and the property, cadastral plans, and a formal application letter drafted by your lawyer. Depending on the size of the plot, obtaining the permit can take 3–6 months. Rustic vs Urban Land.

Urban land generally does not require a military permit. However, if rustic land has been transformed into urban land without notification to the Ministry of Defence, the permit may still be requested.
